Goldman Sachs is staying on the fence about IREN Ltd. (NASDAQ: IREN), and it just lowered the fence.
On November 6, 2026, the bank reaffirmed its Neutral rating on the former Bitcoin miner. It also cut its price target from $50 to $30. That is a 40% haircut on Goldman’s view of fair value, delivered right after a quarter in which IREN beat revenue expectations.
Analyst Michael Ng framed the call as a two-sided bet. One side is strong growth in IREN’s artificial intelligence cloud business. The other is the risk that comes with financing and building very large data center projects.
A strong quarter, a smaller target
The rating followed IREN’s fiscal Q1 2027 earnings. The company reported revenue of $228 million, ahead of consensus estimates of $221–222 million.
The headline number was AI cloud. That segment brought in $200 million in the quarter, up 182% from the prior quarter.
Put plainly, AI cloud now makes up the large majority of IREN’s revenue. A company that once earned its living from mining Bitcoin now earns it by renting computing power to AI customers.
The forward book looks even bigger. IREN disclosed a $20.3 billion revenue backlog, up 22% quarter-over-quarter. Approximately two-thirds of that backlog comes from investment-grade counterparties.

The Microsoft timeline and a very large capex bill
IREN’s biggest anchor customer is Microsoft. The company announced a five-year contract worth approximately $9.7 billion with the tech giant in November 2025.
Parts of that rollout are now running late. Portions of the Microsoft project timeline have shifted into early 2027, after the customer requested network modifications.
Then there is the spending. IREN is preparing for about $15 billion in further capital expenditure to expand its data center capacity.
IREN has already committed serious money to hardware. It executed a $1.6 billion equipment deal with Dell for Blackwell systems, Nvidia’s high-end AI chips.
From Bitcoin miner to AI landlord
The company was founded in November 2018 in Sydney, Australia, by brothers Daniel and Will Roberts. It built its business on Bitcoin mining before leaning into AI cloud infrastructure around 2024.
Today it positions itself as a provider of data centers, GPU compute systems and managed services. It operates sites in Texas and Canada, with a development pipeline backed entirely by renewable energy.
The transition is not quite finished. IREN is expected to complete its move from Bitcoin mining to AI cloud by December 31, 2026.
What this means for IREN shareholders
Goldman’s call is not a sell signal. Neutral means the bank sees the stock as fairly balanced between upside and risk, and the new $30 target reflects a more cautious read on that balance.
The things to watch are fairly concrete. First, whether the delayed Microsoft capacity comes online in early 2027 as now expected. Second, how IREN funds its roughly $15 billion spending plan and on what terms. Third, whether AI cloud growth keeps compounding at anything close to the pace it showed this quarter.
