Investors are pricing crypto miners as AI data center developers, and the gap between the miners and the coin they produce is on full display. Riot Platforms (NASDAQ:RIOT | RIOT Price Prediction) stock is at $16.56, up 12% during the afternoon session. Year to date (YTD), Riot stock is up 31%.

Hut 8 (NASDAQ:HUT) stock is at $51.52, up 12%, keeping pace with Riot. Even after the jump, Hut 8 stock is down 44% over the past month. MARA Holdings (NASDAQ:MARA) stock is at $6.13, up 4%; over the past month, MARA stock is down 44% (in line with HUT stock).

Bitcoin (CRYPTO:BTC) is at $75,834, down 0.4% over the past 24 hours. A broader growth-stock rebound and a strong October jobs report, with the U.S. adding 165,000 jobs, are supporting risk appetite. After a steep month for the miners, part of the move may also be a technical bounce.

Why Riot Trades Like an AI Landlord

Riot disclosed on November 4 that it signed a 910-megawatt lease with an unnamed frontier AI lab at its Corsicana, Texas, campus, a deal 24/7 Wall St. covered at the time. The project carries a 33% unlevered yield, well above other deals in the sector.

CEO Jason Les framed the shift on Riot’s earnings call: “Riot is a data center infrastructure platform. We own the scarcest inputs in this industry, land, fully approved power, and the infrastructure to deliver it.” That pitch helps explain the rally. Riot stock can climb while Bitcoin stalls. The land-and-power layer is attracting AI expansion money. We featured seven non-chipmakers riding that same wave in a free report you can grab here.

Texas Permitting Comments Ease Pressure on Riot

Texas Governor-elect Gina Hinojosa said in remarks on November 5 that already permitted data center projects would be allowed to finish construction. Yahoo Finance reported the comments, citing Yardeni Research. Those comments may ease fears for Texas-based builds such as Riot’s, though it isn’t clear which specific projects count as permitted.

Riot stated on its earnings call that its Rockdale and Corsicana interconnections are already fully approved, with no additional approval needed for its announced developments. MARA disclosed in August that its Matagorda County, Texas, site remains subject to Electric Reliability Council of Texas (ERCOT) and interconnection approvals.

Hut 8 Recovers Part of Its Post-Earnings Slide

On the company’s November 4 earnings call, Hut 8 management disclosed Bitcoin sales used to fund buybacks. On the call, Hut 8 noted it bought back $250 million of its stock and plans up to $1 billion in additional repurchases into 2027.

Only 5% of Hut 8’s future pipeline sits in Texas’s ERCOT grid. Company leaders expect an unconditional classification for Beacon Point Phase 1 on December 17, which they stated would clear a path to energizing the full gigawatt there. The rebound recovers part of the post-call decline.

Coinbase Moves Apart From the Miners

Coinbase Global (NASDAQ:COIN) stock is at $133.16, down 3%. Measured YTD, Coinbase stock is down 41%. Morgan Stanley is downgrading Coinbase and cutting its price target by more than half in a November 6 note.

In its October 29 results, Coinbase disclosed that its total spot trading volume fell 6% quarter over quarter in Q3 2026 as crypto volatility sat at multi-year lows. That lighter activity and Coinbase’s reliance on gains in its crypto holdings remain points of concern.

How Riot’s Model Differs From Hut 8 and MARA

Crypto-mining-and-AI companies don’t all have the same business model. At Corsicana, Riot leases powered land and owns the power infrastructure while its tenant buys, sets up and runs the compute.

On the other hand, Hut 8 locks down power first, then signs long-term take-or-pay leases and funds its data halls with project-level debt. MARA still leans on Bitcoin mining and a large Bitcoin treasury while it seeks AI tenant leases.

What Comes Next for Riot’s Data Center Pivot

The next test for Riot is whether it lines up non-recourse project debt for Corsicana, a financing process it expects to launch in 2027. Bulls point to contracted lease revenue that could steadily reduce Riot’s dependence on Bitcoin prices. The bears counter that Riot’s full Corsicana campus isn’t due until July 2028, and Hinojosa has called for a moratorium on new data center approvals until lawmakers act.

Market participants should watch for clarity on which Texas projects count as permitted and for signs that Riot, Hut 8 and MARA keep trading apart from Bitcoin. The financing of Riot’s Corsicana build remains a key open question for the stock.
